Exclamation Should I Consider My Home an Investment?


Investment property or investment real estate denotes "income". It would be foolish to purchase investment property while you rent your basic housing. Most people could not afford this situation. Of course, if you acquired the investment property by Builders Kerala ,by some other means than your hard earned dollars, say inheritance, that would be an exception. As a matter of fact, this situation would provide a great opportunity to fund the downpayment for your first house purchase.Start out small with a property you can easily afford. In a few years as your family and income grow, you will be able to afford better housing for your needs. Your first house does not need to be a palace only your palace; a place to hibernate, conduct personal business, sleep. If you go overboard, you could invite disaster in the form of foreclosure as has happened with many home owners in recent times. Normally, personal assets grow slowly as you hang in there.
Budget your money frugally. When the mortgage payment is due, pay it. If you ever need a manageable loan in the future, this system will give you the best credit rating and on the next loan, the best interest rate, although your home is secured by the mortgage lender. Paying your mortgage payment several months ahead does not gain anything in regard to your credit worthiness. Your lender will take extra principal payments but expects you to be regular and routine with your monthly payments. Your mortgage loan interest is the bank's income. This means, even if you are ahead, you should never skip a payment because you are ahead. If you plan to pay in advance, you would be far better off, putting the money in the bank and then paying the mortgage payments as they come due.
Maintaining your home protects its value. What are improvements? Quality upgrades to your home are improvements. Expansion, painting, roofing, siding, bathroom remodel, the addition of a deck or patio, other additions, refinish hardwood floors or kitchen cabinets, replace tile, linoleum or carpeting, replace or add lighting fixtures, outside security lighting are just some examples of improvements. Some improvements have better resale value than others. Obviously, improvements can be costly. However, you can make improvements within the limits of your budget. Some projects can be handled by the owner him/herself with very little outside cost. Something so simple as to coordinate the outlet plate covers to the outlet color can be an improvement. Think about the imperfections that struck you as you reviewed the home prior to purchase. The Internet,your Library and even Home Depot have "How To" resources available. Look for bargains on materials!
There is one exception to the above information. The purchase of a duplex allowing your family to occupy one side and another family to occupy the other side. The occupants would pay their rent to you and you would make the mortgage payment. This situation would present some additional responsibilities for you as the owner. The property would likely be higher priced so your downpayment would not reach as far toward reducing the amount of mortgage loan you need.
